Scope of services

The valuation you need, done right.

One fee covers production, review and supervision. Because we employ our appraisers and provide their technology, licensing and insurance, there is no technology or platform fee.

Single family

Full interior and exterior appraisals for purchase, refinance and other residential lending.

Condominium

Condo appraisals with project review handled by appraisers who know the market.

2–4 unit and co-op

Small residential income properties, including rent schedules where required.

Manufactured housing

Manufactured home appraisals by credentialed appraisers.

Desktop and hybrid

Appraiser-completed valuations with or without a third-party inspection, where programs allow.

Rent schedules, land and disaster inspections

Supporting reports for income qualification, vacant land and post-disaster property condition.

No charge for RSDS-caused revisions or corrections of factual error. Ask for our fee schedule.

Appraiser independence

Independence by design.

  • Selection outside loan production. No loan officer, broker or commissioned employee selects, retains or talks value with the appraiser.
  • Assignment by RSDS based on geographic competency, credential level, complexity and verified UAD 3.6 readiness.
  • Compensation independent of outcome. Wages plus commission, never tied to value, closing or any transaction outcome.
  • Customary and reasonable fees that satisfy TILA and Dodd-Frank expectations.
  • Documented ROV handling, with substantive requests reviewed by someone other than the original appraiser.

Our seven service level agreements define how we communicate, how fast we move and how we handle revisions.

Client requests are processed from 6:00 a.m. to 12:00 a.m. Eastern, seven days a week, and our appraisers are always available for a direct one-on-one conversation.
